Exterior Painting in Brevard County
Exterior painting built for midwest weather. Proper prep, premium paints, and a finish that holds up season after season.
Brevard County is one of the toughest climates in the country for exterior paint. Extreme UV, salt air from the coast, daily afternoon thunderstorms, and high humidity year-round mean paint breaks down faster here than almost anywhere else. Expect to repaint every three to five years on exposed surfaces. We use marine-grade and UV-resistant exterior paints designed for coastal Florida conditions. Most homes here are CBS and stucco, which need elastomeric or masonry-specific coatings.
Exterior paint does more than make your house look good. It is the first line of defense against water, UV rays, temperature swings, and insects. When exterior paint fails, moisture gets into the wood and the damage starts — rot, mold, peeling, and repair bills that cost far more than the paint job would have.
At OnDemand Painters, we treat exterior painting as a protection job first and a cosmetic job second. Here is how we do it.
Every exterior project starts with a thorough inspection. We walk the entire house and check the condition of every surface — siding, trim, fascia, soffits, window frames, and doors. We look for peeling paint, cracked caulk, rotted wood, mildew, and any spots where water might be getting in. You get an honest assessment of what needs repair before any paint goes on.
Prep is everything on an exterior job. We pressure wash the entire house to remove dirt, mildew, chalky old paint, and cobwebs. Loose and peeling paint gets scraped by hand. Rough spots are sanded smooth. Rotted wood gets replaced or filled with epoxy filler. All gaps around windows, doors, and trim get fresh caulk to seal out moisture.
After prep, we prime any bare wood, repaired areas, and problem spots. Primer gives the topcoat something to grab onto and blocks stains from bleeding through. On surfaces in good shape, spot priming is usually enough. On heavily weathered or bare surfaces, we prime everything.
We work with every common siding type. Wood lap siding, cedar shakes, vinyl, brick, stucco, fiber cement (Hardie board), and aluminum all have different requirements. The paint type, application method, and prep all change depending on what your house is made of. We know the differences and adjust accordingly.
For paint, we use Sherwin-Williams and Benjamin Moore exterior products. These paints are formulated to handle UV exposure, temperature swings, rain, and humidity. We select the right sheen and formula for your siding type and your local climate. Flat and satin sheens work well on siding. Semi-gloss goes on trim and doors for durability and a clean look.
Application depends on the surface. We brush trim work and detail areas. We roll or spray large siding surfaces for even coverage and efficiency. Every surface gets two coats minimum. We pay close attention to areas that take the most weather — south-facing walls, trim around windows, and anywhere water runs.
Ladder and scaffold work is part of what we do. Two-story and three-story homes need safe access, and we have the equipment and experience to handle it. You do not need to worry about liability — our crew is fully insured and trained for height work.
Most exterior paint jobs take three to seven days depending on the size of the home, amount of prep, and weather. We need dry conditions and temperatures above 50 degrees for proper paint application and curing. We watch the forecast closely and plan around rain.
We have been painting exteriors for over 20 years. Our crew works for us directly — no subcontractors. You get a written guarantee on the work, and we stand behind it. A quality exterior paint job should last seven to ten years or more, depending on your climate and the condition of the surfaces when we start.

Exterior Painting questions
How long does exterior painting take? expand_more
Most homes take three to seven days. Smaller ranch-style homes with good existing paint can be done in three to four days. Larger homes, multi-story houses, or homes needing heavy prep work run closer to a week. We factor in weather days and give you a realistic timeline upfront.
What time of year is best for exterior painting? expand_more
We need dry weather and temperatures above 50 degrees for paint to apply and cure properly. The best windows are typically late spring through early fall, but the exact timing depends on your local climate. We plan around the forecast and will not paint if conditions are not right — rushing it just leads to problems later.
How long will an exterior paint job last? expand_more
A properly prepped and painted exterior should last seven to ten years, sometimes longer. The biggest factors are climate, sun exposure, and how well the surfaces were prepared. South-facing walls and areas that get heavy rain wear faster. Quality paint and thorough prep are what make the difference between a five-year job and a ten-year job.
Can you paint vinyl siding? expand_more
Yes. Vinyl siding can be painted, but it requires the right paint and approach. We use paints specifically formulated for vinyl that flex with the material as it expands and contracts with temperature changes. We also stay within a certain color range — going much darker than the original color can cause vinyl to warp from heat absorption.
Do you replace rotted wood or just paint over it? expand_more
We never paint over rot. If we find rotted wood during our inspection, we will either replace the damaged section or fill it with a two-part epoxy wood filler depending on the extent of the damage. This is included in our estimate so you know the full cost before we start.
Exterior Painting for Brevard County homes
Common home types we work on
CBS/stucco is the primary substrate - requires expertise in stucco prep, crack repair, and elastomeric coatings. Stucco must be properly sealed to prevent moisture intrusion in Florida's wet climate. Salt air corrosion near coast accelerates paint deterioration, especially on metal components (gutters, railings, door hardware). Mildew and algae growth on north-facing and shaded stucco walls is constant and requires thorough pressure washing before painting. Concrete block homes have no wood rot concerns but stucco hairline cracks are very common due to settling and thermal expansion. Exterior paint lifespan is only 5-7 years (vs. 10+ in northern climates) due to combined UV, humidity, and salt exposure.
wb_sunny Best time for exterior work in Brevard County
March-May (dry season, mild temps) and October-November (post-hurricane, lower humidity) are optimal windows. Avoid June-September due to daily afternoon thunderstorms, extreme heat, and peak humidity.
