Commercial Painting in Chicago
OnDemand Painters has the experience, expertise, and techniques needed to efficiently complete your commercial painting project in Chicago. We employ skilled commercial painters trained in a non-invasive manner so that if you need to keep business open, we have the flexibility to work around your schedule.
Chicago commercial painting means working in everything from Loop high-rise office suites to two-flat apartment turnovers in Logan Square. We handle the logistics of city parking, building access, and freight elevator scheduling. With over 76,000 two-flats in Chicago, we do a lot of multi-unit turnover work for property managers.
Commercial painting is a different job than residential painting. The spaces are bigger. The stakes are different. And the work almost always has to happen around a running business — employees, customers, tenants, or operations that cannot stop.
At OnDemand Painters, we handle commercial projects of all sizes. Office suites, retail stores, restaurants, warehouses, multi-family apartment buildings, HOA common areas, and property management turnovers. We have been doing this for over 20 years and we understand what commercial clients need: clean work, on time, with minimal disruption to your business.
Here is what sets commercial painting apart.
Scheduling matters more than anything. Most commercial jobs happen after hours, on weekends, or in phases that keep parts of the building usable while we work on others. A restaurant might need us to paint the dining room on Monday and Tuesday nights after closing. An office might need one floor done per weekend. An apartment complex might need 20 units turned over in rotation as leases end. We build a phased schedule around your operations, not the other way around.
Scale requires planning. A 10,000-square-foot office is not ten times a 1,000-square-foot room. It is a logistics project. We coordinate crew sizes, material quantities, and staging areas so the work flows efficiently. We bring the right size crew for the timeline — not too many people getting in each other's way, not too few dragging the project out.
Surface variety is wider in commercial work. In a single building, we might deal with drywall, concrete block, metal doors, exposed ductwork, brick, and wood trim. Each surface has different prep and paint requirements. We select the right product for each — epoxy on block walls in a warehouse, scrubbable eggshell in hallways, flat on ceilings, semi-gloss on doors and frames.
Durability is everything. Commercial spaces get harder use than any home. Hallway walls take cart and furniture dings. Bathroom walls see constant moisture. Warehouse walls face forklift bumps and chemical exposure. We use commercial-grade coatings from Sherwin-Williams and Benjamin Moore — products designed for high-traffic, high-abuse environments. These paints clean easier, resist scuffing better, and hold up years longer than residential-grade products.
Odor and safety matter in occupied spaces. We use low-VOC paints in any space where people are working or living during the project. Proper ventilation is set up before we start. We follow OSHA safety standards on every job, including fall protection, proper scaffolding, and equipment safety.
We also handle property management and HOA work. If you manage multiple properties, we can set up a standing relationship — consistent pricing, priority scheduling, and a crew that already knows your buildings. Apartment turnovers, common area refreshes, and exterior repaints on a regular cycle.
Every commercial job gets a detailed scope of work and timeline in writing before we start. You know exactly what is being painted, what products we are using, how long it will take, and what it costs. No surprises.
Our crew works for us directly. No subcontractors. That means accountability, consistent quality, and people who show up when they say they will. We carry full commercial liability insurance and can provide certificates of insurance for your building management or property owner.

Commercial Painting questions
Can you paint while our business is open? expand_more
In many cases, yes. We can phase the work so only part of the space is affected at a time, or we can work after hours and on weekends. The approach depends on the type of business, the size of the space, and how much disruption you can tolerate. We will work out a schedule that makes sense for your operations.
How do you handle apartment and multi-unit turnovers? expand_more
We work with property managers on rolling schedules — painting units as they become available between tenants. We can usually turn a standard apartment in one to two days depending on size and condition. For larger properties, we set up a standing arrangement with consistent pricing and priority scheduling.
What types of commercial properties do you paint? expand_more
We paint offices, retail spaces, restaurants, warehouses, apartment buildings, HOA common areas, medical offices, churches, and light industrial spaces. If it is a commercial building with walls that need paint, we can handle it. The only thing we do not take on is heavy industrial work like tank coatings or chemical containment.
Do you carry commercial insurance? expand_more
Yes. We carry full commercial general liability insurance and can provide a certificate of insurance to your building owner, property manager, or HOA board. Our crew is covered by workers compensation insurance. We will have the COI ready before the first day of work.
Commercial Painting for Chicago homes
Common home types we work on
Porous Chicago common brick requires breathable paints to prevent moisture trapping and efflorescence. Plaster interiors demand careful prep with lime-based fillers; absorbs paint unevenly unlike drywall. Two-flats and three-flats involve tenant coordination and shared walls. Enclosed porches and basements need ventilation focus. Older wood elements (trim, siding) may have lead or asbestos. Low-VOC paints recommended for enclosed porches and attics. Workers Cottages are often small with tight interior spaces.
